Cancellation policy: In the event Guest wishes to terminate the booking, Travel Insurance, Damage Protection and any processing or administrative fees are non-refundable. The refund policy is as follows:
Guest receives 97.00% (less $50.00 taxable cancellation fee) if cancellation occurs at least 30 days before arrival; Guest receives 50.00% (less $50.00 taxable cancellation fee) if cancellation occurs at least 14 days before arrival; No refunds within 14 days of arrival.
House rules: Guests must accept all house rules before booking.
-RENTER AGREEMENT: Must be signed by guest over 25 years of age prior to check-in.
-SECURITY DEPOSIT: of $300-$500 (depending on property booked) will be placed on hold 2 day prior to check-in and released 2 days after departure, provided no damages occurred during guest stay.
-CHECK IN/CHECK OUT: Failure to check out by 11 AM or checking in before 4 PM without prior permission will result in a fine of $200.
-STRICT NO SMOKING POLICY: There is no smoking of tobacco or illegal substances allowed on the premises. This includes vaping. Violators will be fined $200.
-NO UNAUTHORIZED GUESTS (VISITORS): All guests on the property must be counted in the reservations guest count. Non-disclosure will result in a fine of $200.
-NO PARTIES /GLITTER ALLOWED: If a party is identified on the property, a fine of $200 will apply.
-NO OUTSIDE LOUD MUSIC: as a courtesy to other cabins/houses around. Fredericksburg has a strict noise ordinance with curfew 10 PM-7 AM
-PARKING:Fredericksburg has strict parking rules; only 1 car allowed to park on street. Please park on designated spots within property line.
-PET POLICY: Our properties (barring Harmony bungalow) allows pets (up to 2). All pets have to be disclosed and $150 per pet fees have to be paid at time of booking. Non-disclosure of any or all pets will result in a fine of $200 per pet. No pets on bed or sofa. Please pick up after your pet.
-BUGS/CRITTERS: Please note that Broken Bow/Hochatown is amidst a densely forested area, where certain bugs such as wasps are common and part of nature. We do everything we can to keep them out of the house, including regular pest control. It is impossible and unreasonable to expect there will be no entry of bugs into the cabin. Guests who have severe known allergies to wasps are encouraged to NOT visit Broken Bow area in general.
-SEASONAL FIREPLACE: Indoor and outdoor fireplaces available in Broken Bow cabins only from October 1st - April 30th.
-HOT TUB: Please follow all posted rules by the hot tub and also in the renters agreement.
-POOL: Please follow all posted rules by the swim spa in Chocolate Fudge cabin and also in the renters agreement.
