What are the house rules for Chocolate Fudge?
A signed renter agreement is required within 48 hours of booking. Max occupancy is 10 guests—only listed guests may stay overnight. Pets welcome up to 2—$150 pet fee at booking; non-disclosure incurs a $200/pet fine; no pets on furniture or in the hot tub. Strict no smoking/vaping indoors ($500 fine plus cleaning fees). No unauthorized visitors ($200/guest fine). No parties or glitter ($500 fine). Checkout: towels to laundry room, trash to outdoor cans, dishes in dishwasher started.
Is there a swim spa heating fee?
No! The swim spa is heated year-round with no additional heating fees—it's included in your stay.
Are pets allowed?
Yes, pets are welcome (up to 2). A $150 pet fee is required at booking. Non-disclosure of pets incurs a $200/pet fine. Pets are not allowed on furniture or in the hot tub.
How far are we from Beavers Bend and Hochatown?
Beavers Bend State Park is approximately 15 minutes away. Hochatown dining, breweries, and activities are 9–13 minutes from the cabin.
Is the EV charger compatible with my vehicle?
Yes! The property has a NEMA 14-50 outlet, compatible with Tesla, Rivian, and most EV adapters. Please bring your own adapter if required.
What are the hot tub rules?
Hot tub use is at your own risk. Maintain the temperature between 100°F and 104°F—do not enter if it exceeds 104°F, and limit sessions to 15 minutes. Do not sit, stand, or jump on the cover. No jumping or diving. Avoid excessive splashing as it can damage the circuit board. No oils or soaps in the spa. Children under 18 must be supervised at all times. Avoid alcohol or drowsy medications while soaking. Pregnant women, the elderly, and those with heart conditions should consult a doctor first. Always replace the cover when not in use.
What are the swim spa and pool rules?
No lifeguard on duty—all guests use the swim spa at their own risk. Adults must directly supervise children at all times. No diving. No pets in the swim spa or hot tub. No glass containers in the pool area. No running on the deck. Swim diapers are required for children not fully potty trained. Use the pool cover when not in use. Guests assume full liability for all individuals using the swim spa and other property amenities.
What are the check-in and check-out times?
Check-in is at 4:00 PM and check-out is at 11:00 AM.
What is the cancellation policy and terms?
Guests receive a 97% refund (less a $50 cancellation fee) if cancelled 30+ days before arrival; 50% refund (less a $50 fee) if 14–30 days before arrival; no refund within 14 days. Travel insurance and damage protection fees are non-refundable. 50% of the total is due at booking; remaining balance due 30 days before check-in.
